What does On Your Site Building Program mean?

The On Your Site Building Program, put simply, is a stream lined process that allows anyone that has land or can secure land to build a new home. This program uses the latest technology and an extensive network of professionals to coordinate the entire construction process from beginning to end. Using the On Your Site Building Program eliminates the majority of stress associated with a construction project, reduces cost of construction, integrates the customer into the build (by the client sharing the responsibility of construction that will reduce the cost of construction by up to 40 percent), and makes building a home a more enjoyable experience.

How long does it take to build a home?

Building a home can be a long drawn out process, but with the Hinkle Homes On Your Site Building Program, we are able to speed up the process. Home building times range significantly depending on the circumstances related to your land and build. Generally speaking, we are able to build a home within the range of three to six months once the site is ready.

Why aren’t the land development costs included in the price of the home?

Developing a piece of land can range significantly in cost from one lot to the next. Some land needs very little excavation and others are on a large slope and need a lot. Some land, such as land that had a mobile home on it, already has infrastructure such as water and septic. This greatly reduces the cost. Other land may need a deep well and an above ground septic. The cost in this circumstance is a lot more. You can see that it would be difficult to gauge these prices so it makes the most sense to leave this out of our scope. Doing so allows us to focus on what makes Hinkle Homes the Gold Standard Home builder.

What are the responsibilities of the home owner?

The homeowner is responsible for the following: permits and building department fees, applicable plan modifications, the development of the land (site work, excavation, landscaping, well or public water, septic or sewer, drainage, driveway, access, electrical service to the house, etc), painting both the interior and the exterior of the home, railings, porches, furnishings, window coverings, keeping a clean job site, on site disposal of construction waist, financing the project, applicable pump truck fees, tall foundation costs, all applicable upgrades made to the home, and other fees and costs that are outside of the scope of the Hinkle Homes contract. Can I use my own contractors to build parts of my home?

We prefer to stick to our building professionals. There are several reasons for this; the foremost being quality control. Using our own building experts gives peace of mind that our homes will be built to a high standard every time. Another reason that we are able to negotiate good prices with our suppliers and contractors is that they are expecting that we will keep them busy with work.

In fact, Hinkle Homes recently built 22 homes in an undeveloped plat in 120 days. Most of these homes were already occupied when the last home was finished.
